
Owners of The Hardin on K Street Now Have Two Restaurant Spaces to Fill

The owners of The Hardin in Downtown Sacramento are working to fill two prominent spots along K Street, which have become available in recent months.
The two adjacent restaurant spaces were previously occupied by Solomon’s Vinyl Diner and MidiCi. Solomon’s, which operated as a restaurant and music venue in its two-story space, closed its doors in June followed by the pizza restaurant a month later.
Both had operated out of their respective spaces since 2019. The two businesses accounted for just over 10,100 square feet of the mixed-use project’s available retail space, which is located across from Golden 1 Center and the Downtown Commons retail and entertainment area.
The former Solomon’s space has been on the market since July and has been listed at $2.25 per square foot plus triple net costs, which include taxes, insurance and maintenance. The turnkey space comes equipped with all furniture, fixtures and equipment and includes a large patio area along K Street.
“We’ve been giving about two tours a week on average of that space,” said listing broker Scott Kingston of Turton Commercial Real Estate. “The ownership of this building has been very reasonable when it comes to rent because they want someone who is active and successful in the space. We are focused on finding a restaurant and entertainment user for the space that is interested in offering things like live music or a banquet space with private dining upstairs.”
The owners of the building regained possession of the former MidiCi space at the beginning of September. Kingston said that space, which is being offered at $2.45 per square foot plus triple net costs, also comes equipped with all furniture, fixtures and equipment needed for a restaurant user to move in quickly. He said another use for the space is not currently being considered given the amount of investment that has already been made to convert it into a restaurant.
“We want to find something that is complementary to other tenants in the area, not just at The Hardin but also DoCo,” he said. “With the Sacramento Kings season set to start in late October, we feel optimistic that the demand will be there for these second-generation restaurant spaces.”
Kingston said his team expects to receive an offer on one of the spaces within the next week but as of now they are both available.
The property also has two 700-square-foot suites toward the corner of Seventh and K streets available for lease, as well as an approximately 3,200-square-foot space on Eighth Street. Kingston said he has seen an increase in demand for non-food-and-beverage uses in the area, which is being considered for those remaining spaces.
The Hardin project was completed in 2018 and features 137 apartment units and more than a dozen ground-floor retail spaces. Businesses currently operating at The Hardin include Koja Kitchen, Ruhstaller, Tiger, Kodaiko Ramen & Bar, Darling Aviary and Townie.
