Best Real Estate Projects 2024: Market Club at the Mill

The Business Journal is profiling the honorees for the Best Real Estate Projects of the Year Awards. Market Club at the Mill is the honoree in the Adaptive Reuse – Retail category.

The newest addition to the Mill at Broadway, the Market Club at the Mill is one of the latest projects in the ongoing mill project. The adaptive reuse project utilizes a historic industrial building that sits adjacent to Olympians Park.

Developer Gabe VanHooser of CSI Construction said that marrying the rustic historic charm of the original structure with a contemporary modern aesthetic was his primary concern, but as with any adaptive reuse project, things didn’t often go the way he expected.

“You plan on a lot of Plan B, Plan C, Plan D type of approaches, because when you dig into it, you find a bunch of things that you weren’t expecting,” VanHooser says.

VanHooser said that as both the owner and contractor, keeping the project in house allowed them to maintain a level of control to make adjustments on the fly.

VanHooser said that the Market Club at the Mill maintains the historic charm of the original building, retaining the warehouse aesthetic, updated to modern standards.

“You don’t look at it and say, ‘Oh yeah, this is new and clean inside,’” VanHooser said. “You see, it’s definitely original, rustic, but cleaned up.”

The result of the Market Club at the Mill project is a mixed-use residential and commercial development which provides the existing surrounding residents with commercial services to bolster the local community.

“A lot of those residents who see this new project going in, want to make sure that they have commercial services, a gym, coffee, food service,” VonHooser said. “We wanted to make it something to serve that community.”
