Full East Sacramento Office Building Sold

A fully leased office building in east Sacramento has traded hands, showing strength for that submarket.

The 12,600-square-foot brick structure at 225 30th St. closed escrow last Wednesday, said broker Jon Lang of Turton Commercial Real Estate.

Lang said the building, which has two floors of office space above a covered ground-level floor of parking, was a simple swap from one investor to another.

“The seller was liquidating it, and the buyer was someone locally based who was increasing their portfolio in the region,” Lang said. He and Aaron Marchand of Turton worked on the sale on behalf of the seller, who he did not identify.

For the new buyer, there’s some opportunity to make small cosmetic upgrades and possibly upgrade the tenant mix over the long run, Lang said. But the building is fully occupied now with local firms whose directors like the neighborhood.

With proximity to both the infill project McKinley Village and the popular midtown and east Sacramento neighborhoods, the building has been a good option for residents who want a live/work/play lifestyle in one area, he said.

“It’s a little off the beaten path there, but it’s still in a popular area,” he said of the building, which sold for $1.575 million.

David Brandenburger of Newmark Cornish & Carey worked on the sale on behalf of the unidentified buyer.
