Midtown Sacramento home of At Ease Brewing, Mill Coffee Sold

A former office building in Midtown Sacramento converted into retail and now hosting two popular beverage purveyors has a new owner.

Records show LCAP Properties LLC, with an address in Roseville, bought 1825 I St. in recent weeks for $1.7 million. The 3,600-square-foot building is occupied by craft brewer At Ease Brewing Company and coffeehouse The Mill Coffee Roasting & Tea Studio.

“Both are fantastic tenants that fill a very important need and amenity in the neighborhood,” said Turton Commercial Real Estate Senior Vice President Jon Lang, who brokered the sale. “They’re also both very engaged with the community, hosting events and have strong followings.”

LCAP Properties, which Lang said owns several other properties in the area around 1825 I St., could not be reached for comment. But with the two current tenants recently signing lease extensions, he said, the new owner doesn’t have much to do.

When previous owner Sun Valley Apartments LLC bought the building in 2017, Lang said, Turton Commercial had marketed it as a value-add situation for what was then thought of as an office building.

Roop Purewal, a member of the selling group, said The Mill had already moved in at the time, but the other space was vacant. Records show his group paid $875,000 for the building.

“I liked that location when I purchased it,” Purewal said. “It was great to see them start the journey with that brewery.”

After seven years of ownership, Lang and Purewal said, Purewal had maximized his profit from it and was ready to move on.

“The tenants will both be there for the foreseeable future,” Lang said, adding of the new owners, “It’s an investment for them.”

Lang said the 2017 purchase, change of use and now new sale illustrate his brokerage’s approach to properties — not necessarily what’s there now, but what could be added or changed.

“This is the perfect example,” he said.
