Toastique Signs Lease for Space at Maker Near Sacramento’s R Street Corridor

Maker, the Anthem Properties Group Ltd. apartment and retail project on S Street in Sacramento, has its first retail tenant.

Toastique, a cafe franchise, will occupy a spot on the southeast corner of 15th and S streets, said broker Scott Kingston of Turton Commercial Real Estate.

“It’s going to fit in really well in that neighborhood,” said Kingston, noting there’s a variety of restaurants in the area both east and west of Maker, but nothing like Toastique.

Kingston said Toastique would occupy about 1,500 square feet at Maker, which has about 9,700 square feet of ground-floor retail space overall.

The restaurant’s online menu shows a variety of “gourmet” toast options, smoothie bowls, house-made sweet treats, fresh brewed coffee and pressed juices. Unique items include iced collagen lattes, a matcha smoothie bowl and a “Tuscan tuna” toast.

Toastique has an existing location in the Rocklin Crossings shopping center locally.

Timing for the restaurant to open is still to be determined, Kingston said, though he guessed it would be by the end of the year. An email sent to the franchisee for the location, Raman Rai, wasn’t returned on Friday.

Though Maker hasn’t had any retail tenants since the 137-unit project opened at 1516 S St. in spring 2024, there’s some momentum now. Kingston said Turton Commercial is also in talks with another tenant that would fill about 3,500 square feet at the building.

With Toastique, that potential lease would occupy a bit more than half of all the available retail space in the building.

Anthem is willing to partner on tenant improvement costs for the right tenant, Kingston said, adding the cost for such improvements has acted as the primary barrier to getting leases signed.

Apartments.com shows about a dozen available apartment units in the building, with rents ranging from $1,799 a month for a 530-square-foot studio unit to $2,799 for a two-bedroom unit of up to 1,167 square feet.
