
West Sacramento Site Near River Listed for $6.36 Million

About 1.5 acres of land in West Sacramento near the Sacramento River and zoned for high-density residential development is on the market.
Turton Commercial Real Estate is listing the property that encompasses eight parcels in the city’s Washington district, on largely undeveloped land between Burgers and Brew and the recently expanded California State Teachers’ Retirement System’s headquarters.
“The sellers are patient,” said Ken Turton, one of the listing brokers. “I think we’ll get some activity because of the location.”
According to the listing brochure, the offering includes properties at 218/224 E St.; 223 D St.; 409, 413, 423 and 429 Third St. and one with no address that’s about .05 of an acre.
Turton said the area has a special district zoning as riverfront, with high-density residential specifically envisioned for the property. The listing brochure said such zoning would allow 40 to 120 units per acre.
Though within a stone’s throw of the river, the properties are separated from the river itself by other properties with separate ownership. The parcels in the listing also are separated from each other by one not in the listing, though Turton said the owner of that piece of land would be a willing seller if one emerges for the other pieces.
The land’s trajectory is also bound to improve when work starts on a replacement for the I Street Bridge between Sacramento and West Sacramento. Currently, the landing on West Sacramento’s side from the existing bridge cuts off some of the riverfront, but that landing is expected to be removed when the replacement bridge is built farther north, connecting to C Street in West Sacramento.
“Ten years from now, anything you do in West Sacramento, you’ll be happy about it,” Turton said, noting the city of West Sacramento also has funds available to help the kinds of development, such as along the river, city leaders want to see built.
According to the brochure, the property is being listed for $6.36 million, or about $100 per square foot. In addition to Turton, Kimio Bazett and Matt Axford of Turton Commercial are on the listing.
