In Kimio’s tenure at Turton Commercial Real Estate his professional focus has been the identification, sale and purchase of owner-user opportunities and infill development sites. He has lived and worked in Midtown and Downtown Sacramento for 20+ years and played a role in its transformation and evolution, both historical and ongoing. As founder of two of the central city’s food and beverage institutions, The Golden Bear and Hook & Ladder, Kimio is fluent in all aspects of restaurant ownership and operations.

Kimio’s 20 years of experience owning restaurants uniquely qualifies him as one of the foremost authorities on restaurant and retail value-add investment, as well as Landlord and Tenant representation. His deep understanding of design, functionality, logistics, business and real estate management, deal and ownership structure makes him an invaluable asset to both users and property owners.

In addition, Kimio’s extensive experience with tenant improvement projects ranging from minor bar remodels to complete restaurant build outs separates him from his peers. His highly desirable value proposition lies not only in the identification and design of the real estate, but in pairing users, properties and locations resulting in long-term flourishing businesses benefitting both Landlord and Tenant alike.

Kimio’s extensive knowledge of zoning, code compliance, and site design also makes him uniquely qualified to provide brokerage and advisory services on an array of urban infill development sites.

Kimio has been fortunate to work with prominent CRE investors and developers that include Mike Diepenbrock, Kevin Khasigian, Steve Ayers, and Nancy Cleavinger/Davis Family Trust. Most recently he, along with Ken Turton and Scott Kingston, competed against several national firms to market the historic Club Pheasant property in West Sacramento for sale. Turton was selected to find a developer capable of an adaptive reuse project befitting the site’s legacy.

Kimio lives in the Curtis Park neighborhood of Sacramento with his fiancé, Alina, and their Shih Tzu, Gloria. They enjoy traveling together, particularly to Hawaii and England, and spending as much time as possible with family and friends. Kimio also has a passion for/obsession with bicycles and racing road, cyclocross, gravel, and (occasionally) Mountain Bikes for the Paco’s-RSR Racing masters team. His happy place is honing his racecraft on the local river rides with his friends.
