The property, which is leased to two long-time retail tenants including Porchlight Brewing, sold as a leased triple net investment to an investor from the Bay Area. The property sold for $994,000, which equates to a 6% cap rate based upon the current net operating income of $59,700 per year. After closing, the sellers executed a 1031 exchange and purchased an interest in two separate Delaware Statutory Trust (DST) offerings that generate a net annual return of $71,000. The DST offerings are completely management fee and guaranteed by Tesla and British Petroleum. As such, the Sellers increased their annual income by over $11,000 per year while eliminating all maintenance and management obligations moving forward.
