
Former Mighty Kong Cafe Site On Stockton Boulevard Sold To Restaurant Group

A restaurant building on Stockton Boulevard in Sacramento used only for commissary uses in recent years has a new owner hoping to tap growing demand in that area.
Escrow closed in late August for 3701 Stockton Blvd., a 3,500-square-foot building that most recently housed Mighty Kong Cafe, which closed six years ago.
“Its proximity to Aggie Square was one of the big selling points,” said Jon Lang, a senior vice president at Turton Commercial Real Estate who was one of the brokers on the sale. “It’s more food options to an area that doesn’t have a ton of options.”
Records show Norma E. Saenz Living Trust, with an address in Sacramento, bought the building for $770,000. Lang said he couldn’t identify the buyer but he said they were involved with several restaurant concepts in the region.
The buyer’s name appears to be affiliated with Norma Saenz, one of the sisters who founded Midtown Sacramento Mexican restaurant Tres Hermanas. Saenz could not be reached for comment.
For now, Lang said, the new owner is planning to continue using 3701 Stockton Blvd. as a prep kitchen for events elsewhere. Both Aggie Square and planned expansion of the neighboring UC Davis Medical Center would be natural targets for the new owners to cater events for, he said.
It’s possible the owner may open a new concept in the restaurant space for direct sales down the road, he added.
Three different buyers all vied for 3701 Stockton Blvd. while it was listed, Lang said, all planning to use it for similar purposes. In addition to developments like Aggie Square, the restaurant space could eventually serve the neighboring Tahoe Park neighborhood, he said.
Lang and Kimio Bazett of Turton Commercial brokered the sale.
According to real estate information website Reonomy, 3701 Stockton Boulevard Holdings LLC was the seller in the deal. The address for the seller and names on deed transfer documents suggest the selling group included Scott Faulk, an executive at Ace Plumbing, Heating & Air Conditioning. A message left there Tuesday was not returned.
The seller acquired the property in 2018 for $525,000, according to public records.
