Midtown Office Building Could Change to Retail Use

A recently sold midtown Sacramento office building has been home to a physical therapist’s office for the better part of 24 years, but there’s likely a different future in store.

With a new locally based owner who specializes more in retail, a new concept for the building at 1308 28th St. could be revealed before year’s end, said one of the brokers on the deal.

“It’s likely to be a different use than office,” said Jon Lang of Turton Commercial Real Estate, who handled the deal with Aaron Marchand of Turton Commercial on behalf of the seller. The unidentified buyer represented himself on the deal.

The one-story, 3,500-square-foot building dates to 1970, and since 1990 housed Capital Physical Therapy or an affiliated physical therapy firm. With the current tenants planning on consolidating in a larger space elsewhere by mid-summer, Lang said, the landlords thought the time was right to see what going to market would bring.

“It’s a great building because it could go either way,” he said, noting its location not only near the new Sutter Memorial Hospital and other medical offices, but a commercial district of restaurants and nightlife, including Biba Restaurant, Monkey Bar and Ink. “And it’s literally next door to one of the most underutilized parking structures in the city.”

Lang said the building sold for over $200 a square foot, making it about $700,000.

“We’re really excited,” he said. “These midtown buildings that are free standing with parking are not on the market very often. It was on the market for 60 days, and there were plenty of offers.”
