
Turton Commercial Marketing Bare City-Owned Land On Del Paso Boulevard

Offers are due in about six weeks for more than an acre of mostly bare land along an emerging area of Old North Sacramento.
Turton Commercial Real Estate is marketing 1340/1400-1414 Del Paso Blvd., a remainder parcel from Sacramento’s shuttered redevelopment agency.
“It’s kind of a passion project for us and for the city,” said Turton Commercial President Ken Turton, who is listing the site with Matt Axford and Kimio Bazett.
The listing has four parcels totaling 1.03 acres, with a commercial building of 3,900 square feet on one parcel. Turton said Sacramento Regional Transit’s light-rail service runs directly in front of the property.
“If you have light rail already running by the property, you have a definite advantage over everyone else,” he said.
Turton said the most logical use for the property would be housing, particularly affordable housing, noting other projects nearby in the works meet that description.
According to the Turton Commercial listing brochure, the land has flexible zoning that would allow both residential and commercial uses. Edgewater Road separates 1340 Del Paso from the other three parcels, while the existing building has exposed brick interiors.
All four properties are also within an opportunity zone, a federally designated area where investors who buy properties and make significant upgrades, such as developing a bare site, save on future capital gains taxes.
“Ownership prefers to sell all four contiguous parcels together to a developer who will commit to a project that activates and contributes to the character of the neighborhood,” marketing materials state.
Old North Sacramento occasionally sees spurts of interest in development and redevelopment, Turton said, owing to its transit access, proximity to the Woodlake neighborhood and relative proximity to Downtown and Midtown Sacramento.
“If its time isn’t now, it’s definitely coming,” he said.
Turton Commercial has had the property listed for $795,000, Turton said, with a call for offers by Sept. 12.
