R Street
In the early 1930s and 1940s, the R Street Corridor was Sacramento’s primary industrial warehouse and manufacturing corridor. Many of the City’s most prominent companies were located in this 20-square-block area, occupying some of the most unique brick-and-mortar buildings in Northern California.
In 2013, the City of Sacramento rezoned the R Street Corridor as a special district for the development of residential mixed-use properties. The objective was to create a higher-density residential urban environment in tandem with a thriving retail scene, while preserving the historical architectural integrity of this bygone era.
Although these industrial properties were captivating and inspired creativity, they were also wrought with challenges for conversion to multifamily, retail, or office uses, including seismic structural deficiencies, ADA issues, old electrical panels, plumbing, mechanical challenges, and significant contamination issues.
In the last two decades, no commercial real estate firm understands the redevelopment of manufacturing and warehouse facilities—or has brokered more transactions to achieve this objective—better than Turton Commercial Real Estate.
Played Integral Role in Design, Concept and Leasing of R Street’s Ice Blocks Development
Turton Commercial Real Estate played an integral role in the design and concept of this visionary mixed-use development project consisting of 144 residential units, 60,000 SF of retail and 95,000 SF of office.
Turton Commercial was retained as the office leasing agent and pre-leased the original 50,000 SF Crystal Ice Manufacturing Facility re-purposed for office occupancy. Sadly, the building burned down prior to construction commencement. Within 60 days ownership assembled a best-in-class design team including Turton Commercial and a new 95,000 SF office building was designed featuring big glass, heavy timber and large open spaces while still honoring the important architectural characteristics of the original building. Many consider Ice Blocks to be the most attractive architectural building in the region.
The Turton team pre-leased the entire building before the building’s warm shell was completed.
