In 2013, Wendy Saunders, then the new Director of the Capitol Area Development Authority, determined something needed to be done with the vacant, blighted 50,000 SF warehouse located between 11th and 12th and R Street. The site was contaminated and had been controlled for several years by a Bay Area developer selected via an RFP process in the late 2000s. Saunders met with Turton multiple times and determined it was time to terminate the agreement with the previous developer and issue a new RFP. CFY and D&S Development were selected for the redevelopment and new development of an additional 40,000 SF. Warehouse Artist Lofts, completed in 2014, is the centerpiece of the highly desirable R Street corridor. Commonly referred to as “WAL,” it includes 116 residential units, approximately 13,000 SF of retail, and 9,000 SF of office space next door at 1200 R, where Turton Commercial Real Estate (TCRE) was selected to handle the leasing.

In 2010, the Capitol Area Development Authority (“CADA”) requested proposals to develop a 19,800 SF parcel on the corner of 16th and P Streets. Turton Commercial identified a buyer who proposed an audacious “Zero Carbon Footprint” mixed-use apartment complex featuring solar energy, gray water systems, and vertical gardens to achieve net-zero energy and utility costs. While the final product did not ultimately achieve its net-zero goals, it received a LEED Platinum designation, was the most efficient building design of its time, and set the tone for energy-efficient apartment design for years to come.

In 2018, the property was sold for $32,500,000, or $650,000 per unit. TCRE represented both the buyer, the Demmon Family, and the seller, D & S Development, in the sale, setting several price records in the process, including Cap Rate, $ per SF, and $ per unit.

In 2009 Ken Turton sat down with urban developer Sotiris Kolokotronis and described a vision for acquiring three separate high-density properties totaling over 5 acres just east of the Crystal Ice Manufacturing facility. Turton was confident the manufacturing facility would someday be repurposed into an exciting mixed-use project and the three-property assemblage would become the residential nexus of Midtown, Sacramento.

The three properties were: 1714 21st Street, 20th Street between P and R Streets, and 19th and Q Street.

1714 21st Street was the largest of the three. The 102,000 SF parcel was used as the parking garage for the 9 acre McClatchy Newspaper property directly across the street. As society evolved into electronic media McClatchy’s need for parking dwindled, opening the door for a potential development opportunity on the site. Today, instead of a parking garage, there is now a 200,000 SF mixed-use development including 277 residential units and approximately 8,600 SF of retail completed in 2020.

Q19 was the second of three projects completed by SKK Development as part of a 5 acre mixed-use assemblage development brought to SKK by Turton. Q19, built in 2019, was innovative in many ways including electrical vehicle recharging stations, community dog washing, entertainment board common areas and Amazon drop boxes. The property featured 68 residential units and approximately 5,000 SF of retail.

In addition to the original acquisition, Turton represented the developer on the sale of the property in 2019 for a record $26,800,000.

On 20th Street, between P and R Streets in Midtown Sacramento, lay 52,000 SF of barren parcels alongside a rail line. The parcels were not deep enough to allow for a multi-family development, yet they were too integral to the three-property community SKK Development wanted to create. It was determined that the optimal use of the properties would be detached three-story condominiums. Today, these 27 condominiums set the standard for urban design, selling for well over $500 per SF. The proximity to the rail line has not impacted demand.

Turton represented both the seller and buyer/developer in the transaction.

In 2018, Turton was approached by the long term owner of a 52,000 SF parcel located on S Street between 17th and 19th Street. The property suffered from contamination creating a significant challenge to selling the property and existing without further liability exposure. Turton presented the property to the Capitol Area Development Authority (CADA) who had strong relationships with the three governing boards that evaluate groundwater contamination issues. The property was sold for $75 per SF and today, 1700 S Street is “Ary Place” a 250,000 SF mixed-use project consisting of 159 affordable apartment units over 10,000 SF of retail. The property was named after Ali Youseffi, a brilliant young urban mind whose life was taken too soon by cancer.

Maker, located at 1500 S Street by Anthem United, will continue to change the landscape around the R Street corridor in Sacramento. Prominently rising on the corner of 15th and S Streets, the Building is a 7-story, 171,384 square foot mixed-use building that provides 137 residential apartments and highly visible class A retail space.

Completed in 2024, Maker’s retail space ranges from 908 square feet to 9,175 square feet, visible to both S Street and 15th Street. This exciting Property is located just one block from the R Street Corridor, firmly in the heart of all of R Street’s most prominent and exciting amenities; including the Ice Blocks. The Richmond, a striking addition by Sutter Capital at 17th and S Streets, is reshaping the evolving landscape around Sacramento’s R Street Corridor.
