
Midtown Sacramento Property Listing Includes Potential Development Site

Four Midtown Sacramento properties listed for sale could be a simple investment for a buyer who wants office space with parking, or something more.
Broker Scott Kingston of Turton Commercial Real Estate said 2311, 2315, 2317 and 2319 Capitol Ave. also includes parking lots that, combined with a lot split, could result in developable space in a popular neighborhood.
“What we’re marketing are two puzzle pieces coming together,” said Kingston, whose firm is listing the properties for $6.99 million on behalf of owner Gavrilov Properties.
Two of the properties, 2311 and 2315, have existing Victorian mansions on them converted into office space and occupied by Gavrilov Properties and law firm Gavrilov & Brooks LLC. The two buildings have about 8,600 square feet between them.
The other two properties, 2317 and 2319, are parking lots. Kingston said the listing brochure outlines a lot split to attach about 4,000 square feet behind the office properties to the lots instead, creating about 16,000 square feet of space a new owner could develop.
